How We Assess the Condition of Your Roof
For roof replacement estimates, we use the latest aerial inspection technology to assess the overall condition of your roof. Our process utilizes high-altitude drone and satellite photography to capture precise roof measurements, pitch and valley lengths, and facet counts.
These details enable us to provide you with an initial roof replacement estimate. If this quote meets with your preliminary approval, we will then perform a comprehensive onsite inspection. Our onsite inspections are performed by an experienced commercial roofing estimator who will evaluate:
- The Interior & Exterior of your Building: Checking for signs of structural leaks, water damage, or mold.
- Roof Surface: Examining the main surface material and its underlying support structures.
- Critical Components: Inspecting seams, sealants, flashings, and drainage systems.
Our estimator will photograph every section of the roof that requires attention. These images will be included in your roof assessment report, which will accompany our Final Estimate. Every Final Estimate includes a written Scope of Work, a comprehensive Materials List, and a clear Timeline to Completion. Our Chief Estimator and an experienced Project Manager will oversee your project from start to finish. When you choose GVRD as your roofer, you are guaranteed top-tier service and a premium commercial roofing system engineered to exceed the highest standards in the industry. Roofing Repair Estimates
If your roof is structurally sound but requires targeted maintenance or repair, we will conduct an onsite inspection to identify the exact issues and prepare a tailored Roof Repair Estimate.
An aerial inspection alone cannot detect hidden problems like weak support beneath the surface, hairline punctures, rusted flashing, or loose sealants around rooftop equipment, vents and skylights. If you are unsure whether to repair or replace your roof, we can provide you with a Side-by-Side Cost Comparison Report using a combination of aerial photography and physical inspection data to help guide your decision.
Commercial Roof Winterproofing Inspection
Now is the time to ensure that your commercial roof is ready for winter. High winds, heavy rainfall, and freeze-thaw cycles can quickly take their toll on commercial roofing systems. Just like our repair assessments, our winterproofing inspections cover:
- Roof membranes and coatings
- Drainage systems, scuppers, and gutters
- Flashings, expansion joints, and seals
- Rooftop equipment curbs and skylights
- Interior ceilings, insulation, and deck support structures
If minor maintenance is required to prepare your building for the winter season, we will provide you with a Winter Readiness Report. If major defects are uncovered, we will provide a detailed Roof Repair Estimate. Either way, we’ll make sure that your roof is fully prepared to withstand the upcoming stresses of winter weather.
